Exterior Lead Paint Removal in Livermore

Typical cost in Livermore

  • Eaves and fascia on one side, about 100 sq ft$950 – $2,350+
  • Porch and railings, about 150 sq ft$1,600 – $4,500+
  • One-story house, peeling trim, eaves and siding or stucco$5,750 – $16,250+
  • Two-story house$11,500 – $34,500+

Siding, painted stucco, eaves, fascia and trim are where an older Livermore house is likely to show its lead. Livermore Lead Paint Removal plans exterior jobs around Title 17, the state rule that counts uncontained paint disturbance as a hazard. Sheeting goes down and the wall is shielded first; scraping comes later.

Livermore’s housing is 81% single-family homes, and wood fascia, trim and garage doors on houses of that age can carry old paint. We plan exterior lead work in Livermore, Pleasanton and Danville.

Siding and stucco

Under the EPA’s stucco FAQ, renovation that disturbs stucco is covered only where the stucco carries paint. Painted stucco and wood siding each hold layers that cutting, patching or re-texturing breaks apart. Test first. Sound paint may only need stabilizing, while failing paint is a candidate for removal.

Eaves, fascia and trim

Wind, sun and rain hit eaves, fascia, rafter tails, bargeboards and window casings hardest, so those boards shed paint soonest. Misting while scraping, HEPA-fitted tools and replacing rotted lumber limit dust. Every lead job needs containment, and nothing visible may be left behind.

Garages and outbuildings

A detached garage, shed or workshop on an older lot may have been painted when the house was and never touched since. Garage doors and door trim rub and flake, so they are worth testing along with the house, especially if a repaint is planned.

Fences and gates

Painted fences, gates and railings are easy to overlook. If a repaint will sand or scrape them, the same question applies as on the house: what does the paint contain, and where does the dust fall? Replacing a worn section whole can be simpler than stripping it in place.

Notice and posting

Paperwork comes before any scraping. CDPH Form 8551 has to reach the department at least five days ahead of the start, and a posted copy stays at the work area until the job and clearance finish. Residents of your home and of the dwellings beside it must also be told in writing, which makes an early word with a close neighbor sensible.

Older downtown houses and review

A house near downtown may be older than the subdivisions around it, and it may be subject to city planning review that a newer house is not. Ask the Planning Division what applies before you change siding or trim.

The Livermore Heritage Guild, a volunteer group, keeps a History Center in the Carnegie Building at 3rd and K Streets and arranges walking tours of historic buildings and homes. It can help an owner learn what an old house looked like before a repaint.

What affects the cost

Cost moves with how much of the house is involved. A multi-story elevation may need scaffolding inside a containment wrap, damaged boards need carpentry, and stucco can be stripped or stabilized. Permanent abatement adds a posted notice and a clearance visit.

Openings get their own page, lead paint window and door work. Paint in good shape that you would rather keep is covered by lead paint encapsulation. Everything we plan is listed on the Livermore Lead Paint Removal homepage.
